What is a home inspection?

A home inspection is a brief visual scan and basic performance assessment of a home's systems and components using standard controls that offers details on the overall state of the home at the time of the inspection. It is not intended to be a thorough inquiry or exploratory probe to ascertain the reason or significance for the shortcomings the inspector found.

What is included in the inspection?

Do I need an inspection?

Scheduling and completing a Wind Mitigation and 4 Point Inspection will typically lower your annual insurance premiums once submitted to your insurance company. Additionally, you can use these reports to compare other insurance carriers.

Are there limitations?

Yes. We make every effort to be as comprehensive as we can, but during the inspection we are unable to inspect anything that is out of our physical reach, such as things that are hidden behind walls, under floors, or in ceilings.

When should I schedule an inspection?

Due to time restrictions during your option period, if any, we advise setting up an inspection as soon as you enter into a contract. Furthermore, setting up an inspection as soon as the contract is signed can give time for any necessary repair estimates. We provide 24/7 quick and simple online scheduling. Even weekend inspections are possible with us and come at no extra charge.

Should I be present during the inspection?

You are not required to attend any of the home inspections. Full home inspections are lengthy, so buyers/owners will typically be present for the end to get a summary of the deficient items found and recommendations.

How long will the inspection take?

A full home inspection will typically last between 3 to 5 hours.
A Wind Mitigation inspection will typically take 30 minutes.
A 4 point inspection will typically take 30 minutes.
Any quality inspection should not be rushed.

Do I need an inspection on a new construction home?

Any home, including those that are just being built, should get an inspection, according to our recommendation. The majority of builders are excellent craftsmen who give customers high-quality goods. Subcontractors typically build a large portion of the house, making it difficult for the builder and local city inspectors to keep up with the demand for housing. It is great to have a third party inspector there to ensure that nothing was overlooked and that tasks were carried out properly.

What if inspection report reveals problem?

No house is perfect and most of the home inspection findings will be maintenance recommendations and minor imperfections. At times we do find major defects and safety hazards. Every situation is different and its up to you to decide how to proceed after the inspection.

Can an inspection fail?

No. We do not pass or fail homes. We try to provide you with the best information in order to help you make decisions on the home.
